Imagine a sun-dappled forest, the call of woodland birds and the aroma of wood smoke from your campfire. Imagine a relaxing walk down a quiet country road or a stroll through your private wooded acreage, discovering an array of wildflowers and encountering the wildlife that makes itself at home in your woods. Imagine long summer days just down the road at the beach or boating over 13000 acres of open water dotted with islands. Imagine all of this is just a few hours from your home where you can enjoy it all year long because it is so close.

If you're looking a rustic property in Central WI for a family vacation cabin or a campsite you will want to see this 7.5-acre wooded property. It's located in Juneau County just a few minutes from 4500-acre Buckhorn State Park and 13,000-acre Castle Rock Lake. It is only a 15-minute drive into Mauston and Wisconsin Dells is about 30 minutes away. This acreage is a mix of oaks, poplar, maple and pine over a rolling topography. It is surveyed, soil tested and electricity is available at the road. The seller is presenting a Warranty Deed at closing along with Title Insurance to protect your investment as well as a written Guarantee of Build-ability. Bank financing is available on this land with just 20% down and qualified credit.

This wooded acreage will make an ideal campsite or cabin/home site. You do not have to build at any time. If you decide to build, any type of construction is permitted except that you may not use a single-wide mobile home and all homes must be single family structures. A residential structure need only be 720 square feet or larger so a small rustic cottage is fine. You may camp on this land and keep your camper on site throughout spring, summer and fall. Taxes are estimated to be under $700 per year.

If you have never visited Juneau County in Central Wisconsin, you really should. What makes this area exciting is the proximity to several attractions. First, and foremost, is Castle Rock Lake. A beautiful boat launch area is just a few minutes from this land. You can head down there any time you wish to fish, launch your boat or just sit by the water and enjoy the atmosphere. I have included a few photos of this boat launch area in the gallery.

Just around the corner is a second boat launch suitable for launching all trailer-able watercraft. There is also a beautiful sand beach with a stunning view of the lake and ample space for a picnic and beach activities.

If you enjoy restaurants, there are several good choices in the area including a few that you can boat to. I particularly enjoy launching my boat at the ramp (in the photos) near the land and heading over to the Dirty Turtle. You can boat right up to the "Turtle" and enjoy a casual meal while looking out over Castle Rock Lake. This is also a marina where you can gas up and buy supplies. Just up shore a bit is the Pine Cove Restaurant. Another good choice if you like casual dining with a lake view.

Castle Rock Lake is Wisconsin's 5th largest lake and is over 13000 acres. It is ideal for all forms of water sports and fishing. The lake hosts an array of fish species to include: walleye, musky, northern, bass and pan fish. Bald eagles are common in the area and can be seen sitting in the tall pines and catching fish. Much of the shoreline on Castle Rock Lake is public access. There are many places where you can tie up your boat for the day and enjoy a stretch of natural beach or some quiet time on an island.

Juneau County offers a wealth of outdoor recreational areas administered by federal, state, county, and local agencies. In fact, Juneau County has a total of 68 parks encompassing over 75,000 acres. Half of Juneau County is forested, and with 57 lakes and plenty of public boat access, there is no shortage of access to some of the state's finest recreational water.

Just a few minutes drive from this acreage is Buckhorn State Park–a 4,500-acre park and wildlife area along the Castle Rock Flowage and Yellow River. Launch your boat just a few minutes from your new wooded acreage and access the park by boat. Once in the park, you will enjoy picnic and swimming areas, two picnic shelters with electricity that are available for rentals, an amphitheater, hiking and cross country ski trails, boat launches, canoe/kayak rentals, a self-guided canoe nature trail, an accessible fishing pier and waterfowl hunting blinds. Buckhorn State Park is a great place to spend the day.

Buckhorn State Park, established in 1971, is located on a large peninsula jutting out into the 13,000-acre Castle Rock Flowage of the Wisconsin River. This area is truly a paradise for boaters, fisherman, hunters, hikers and nature lovers alike. And it is all right around the corner from this new wooded acreage where you can locate your campsite, cabin or year ‘round home.

Please do not hesitate to contact me with your questions or to arrange an appointment. It's time to pack up the gear and head out into the woods and down by the lake shore. It's time to sit around a campfire and relax with loved ones. With interest reates so low and land prices on the rise again-it's time to own the land you desire.

This listing is shown by appointment only. Give me a call and we'll set up a meeting place and time to walk this land and explore the area that surrounds it. Own your wooded acreage now and start enjoying it right away.
